Standards
Building an open, royalty-free semantic layer for real estate.
The US Proptech Council is just beginning this work. Our goal is an open schema layer that lets legacy ERPs, capital markets underwriting platforms, and next-generation AI agents exchange data without bespoke API mapping.
Why this matters
Today, the lack of unified data standards costs the real estate sector an estimated $20 billion annually in fragmented custom integrations, system conflicts, and deployment delays. By acting as a universal semantic bridge, an open schema layer lets legacy systems and new AI tools share data without custom translation.
How the Council will move this forward
To turn an open schema layer from a concept into a ubiquitous industry standard, we are organizing the industry around four pillars:
Conformance Profiling & Certification
- •Graduated Profiles — tiered operational categories (Core Asset, Transaction-Ready, Autonomous Building) based on data readiness.
- •Compliance Trustmarks — 'Standards One Compliant' certifications so legacy systems can read data native to new AI systems without custom translation.
Native AI Protocol Integrations
- •Model Context Protocol (MCP) — wrapping schemas directly into open standards supported by major AI labs.
- •Structured Prompts — enabling AI agents to query property characteristics, zoning, and cash flows with deterministic JSON schemas.
Open-Source Working Groups
- •Consortium Leadership — cross-industry sub-groups spanning institutional investors, property managers, and LLM providers.
- •Semantic Harmonization — bridging structural blueprints with financial and IoT data models.
Sandbox Deployment Pilots
- •City-Scale Testing — digital-twin and property ledger pilots with REITs to test schema interoperability in live transactions.
- •Reference Architectures — open-source adapters that map legacy industry languages into the new semantic layer.
Benefits to the industry
Shifting the built environment to a unified, open data contract yields benefits across the real estate lifecycle:
| Stakeholder Ecosystem | Core Impact Metric | Direct Practical Benefit |
|---|---|---|
| Property Operations | 45% lower setup costs | Facility management can layer BMS, smart sensors, and tenant tools onto legacy infrastructure without custom middleware. |
| Capital Markets & Valuation | 40% faster planning | AVMs and underwriting platforms can pull standardized lease, tax, and structural data instantly to compress closing timelines. |
| AI Deployment | Zero-hallucination guardrails | Gives AI agents a unified semantic truth, preventing models from interpreting metrics differently or miscalculating financial data. |
| Sustainability & ESG | 10%–25% asset premium | Streamlines compliance by creating auditable, real-time emissions baselines and unified reporting standards across multi-state portfolios. |
Get involved
We are convening the first open-source working groups now. If you are evaluating how to roll out or integrate with an open schema ecosystem, tell us what data verticals you are focused on first — commercial underwriting, smart IoT buildings, residential transaction logs, or something else — and whether your priority is legacy databases or generative AI workflows.
